It's a tough time to be in construction, esspecially multi-family.  With projects regularly costing 15-20-25 million dollars or more, it takes an incredible amount of investment for developers to even consider building a new apartment complex.  It seems the bank bailout did not "free up lending" like it was supposed to.  Several developers we have worked with in the past have projects ready to go, but on hold because they can't get banks to loan them the funds.  We foresee 2010 being one of the slowest years ever, but with the backlog we have and the fact that we have no debt, we believe we can ride this storm and hopefully come out stronger on the other end.
